There's no dramatic moment when a house stops working.
It's small stuff like.... laundry piling up because there's nowhere to fold it. The office turned into overflow storage. Feeling like you're always in someone's way.
None of that means anything's broken. It just means the house and the life don't match anymore!
My wife and I have moved for exactly that reason before. Nothing was wrong with the house. We had just changed.

Got a text last week from someone panicking because they got a job offer in the middle of their home search.
Their first thought was, this ruins everything.
It usually doesn't!
A new job in the same field, similar pay, sometimes even a raise, that's usually fine. A completely different career path, a pay cut, or moving from salary to commission, that changes the conversation.
The mistake isn't taking the new job. The mistake is not calling your favorite lender before you sign anything :)

I still see people make the same credit mistakes right before they call me, usually because of advice they picked up somewhere online.
A few things I wish more people knew before they start:
- Checking your own credit score does not hurt it
- Closing an old credit card right before applying can actually hurt you
- Paying off a collection account doesn't always remove it from your report right away
- A thin credit file isn't the same thing as bad credit

I get asked a lot why someone should work with a local lender instead of just going with whoever pops up first online chasing a rate.
Here's the honest answer. I'm in Springfield, and a good chunk of my business comes from people buying here. I know and have built relationships with the realtors, insurance agents, inspectors and appraisers. When something gets weird on a file, and something almost always gets a little weird, I'm not filing a support ticket into a call center somewhere. I'm walking down the hall to chat with our Underwriters who I've worked with for years.
That's not something a big online lender can replicate no matter how good their app looks. If you're buying in southwest Missouri, that local knowledge is doing more work for you than you probably realize.

Most buyers assume their real estate agent and their lender only talk when something's wrong. In reality, the best part of my day is when an agent calls just to strategize on how to get their client's offer accepted.
I was at a showing recently and the agent asked me to run new numbers on the spot because the buyers found a house they loved that was fifteen thousand over what they'd planned. We had an updated number back to them before they even left the driveway.
That's the version of this job that actually helps people buy the house they want, not just the house that fits an old budget. A good lender and a good agent aren't working two separate jobs. We're working the same one, from two different seats.

A lot of people put off calling me because they're scared of what pulling their credit is going to show them.
I get it. Nobody wants a stranger to see the full picture. But here's what actually happens when we run it:
- I'm not judging a score, I'm looking for the path that gets you approved
- A late payment from two years ago rarely tanks anything
- We can usually see quick wins, like a balance to pay down before you apply, that move your number in weeks, not years
The people in Springfield who wait the longest to call me are almost always the ones who had the least to worry about. Checking it isn't the scary part. Avoiding it is what actually costs you time.

I had a client call me last week and start the conversation with "I feel kind of silly even asking this." They bought their first house four years ago. Since then, two kids, a home office they don't have, and a garage packed to the ceiling.
The house that felt perfect once doesn't fit anymore, and they were almost embarrassed to admit it.
I hear some version of that constantly here in Springfield. People think moving up means starting completely over, like everything from the first home disappears the second you sell it. It doesn't. Every payment, every year you lived there, comes with you into the next one.

A pre-approval letter is not a guarantee.
It means a lender looked at your income, your credit, and your debt and said, "based on what we see right now, you're good."
That last part matters. Right now.
Because between the day you get that letter and the day you sit down at the closing table, a lot can happen. A new car loan. A job switch. A big purchase on credit. Even applying for a new credit card can move the needle.
Lenders do a final check before closing. If your financial picture looks different than it did on day one, your loan can be affected, sometimes delayed, sometimes worse.
I tell every buyer I work with in Springfield the same thing: once you're under contract, keep your finances as still as possible. No big moves. No big purchases. When in doubt, call me first.
Getting pre-approved is the exciting part. Protecting it is the part that actually gets you to the finish line.
