Saving for a down payment is often the hardest part of buying a home. THDA's Great Choice Plus program can help close that gap with up to $15,000 toward your down payment and closing costs.
There are two ways it can work:
āļø Amortizing option: up to 5% of the sales price, capped at $15,000, paid back over 30 years at the same rate as your first mortgage.
āļø Deferred option: $6,000 or $10,000 depending on the option, with no monthly payments. It's forgiven after 10 years if you meet the program requirements.
To qualify, you'll need a minimum 640 credit score, and income and purchase price limits apply. The home has to be your primary residence, and you'll complete a homebuyer education course before closing.
