Get out there before the competition does. We all know what happens when more buyers enter the market—more competition, less negotiating power, and potentially multiple offers on the best properties. Right now, there may still be an opportunity to get ahead of that momentum.

🏡 THINKING ABOUT SELLING?
This could be a great window to hit the market. Buyers are actively looking again, and a fresh new listing can grab attention quickly—especially when buyers have already seen many of the properties that have been sitting on the market.

🌴 CONSIDERING A MOVE TO FLORIDA?
This one is especially important. Proposed changes to Florida’s property-tax and homestead exemptions are headed to voters, and timing could matter for buyers hoping to establish Florida as their primary residence and potentially qualify for enhanced tax benefits. If Florida is already part of your near-term plan, this is something worth understanding sooner rather than later.

Markets don’t usually send an announcement before they shift. The signs show up in buyer activity first—and we’re starting to see them.

🚨 Thinking about making Florida your home? Timing may matter more than ever.

This November, Florida voters will decide on a proposed constitutional amendment that could significantly reduce property taxes for many primary homeowners.

Some of the highlights include:

✔️ The Homestead Exemption would increase from $50,000 to $150,000 beginning in 2027.
✔️ It would then increase to $250,000 beginning in 2028.
✔️ The expanded exemption would apply to qualifying homesteaded (primary residence) properties.
✔️ A phased reduction in many non-school property taxes for homesteaded properties.
✔️ Those who establish Florida residency by December 31, 2026, could qualify immediately if the amendment passes.
✔️ Those who become Florida residents on or after January 1, 2027, could be required to wait up to five years before receiving the full increased exemption.
