Even though the estimated property taxes may be higher on the Port St. Lucie property, the lower purchase price means you're financing less money. Using Alex's example, that difference in mortgage principal can outweigh the difference in annual property taxes.

📉 Martin County’s inventory is moving in a big way.

Month’s supply of inventory dropped from 5.6 months in July 2025 to 3.7 months in July 2026.

That’s still considered a neutral market, but getting below 3 months would move the market into seller territory.

The takeaway? Don’t just follow the headlines or someone’s narrative. Look at the numbers. Look at the charts. 📊

📈 Martin County real estate is showing some serious movement.

July 2026 compared to July 2025:

🏡 Closed sales: +23.4%
💰 Median sale price: +4.3% to $599,900
💵 Dollar volume: +32.1% to $179.3M

More homes are selling, prices are moving up, and significantly more dollar volume is flowing through the market.

The numbers tell a different story than all the talk about a “terrible” market.
