‘More Americans Are on the Move,’ Latest NAR Sales Data Shows Existing-home sales perked up last month, with sales rising to the highest level in five months.

First-time buyers rose to 35%, the highest since June 2020, as inventory opened entry points. Demand remains competitive with 25% of homes selling above list price, but sentiment cooled and homes averaged 2.3 offers.

Capital gains limits haven’t changed since 1997, yet 43.6% of California owners and 24.4% in Utah now exceed them, reducing mobility as more sellers face potential tax hits.
