Did you know the right lighting can make your home feel brighter, bigger, and more inviting to potential buyers?
When getting your home ready for showings, open the blinds and curtains to let in as much natural light as possible. Turn on all the lightsāeven during the dayāincluding lamps, overhead lights, and
under-cabinet lighting. If you have a darker room, adding a floor or table lamp can make the space feel warmer and more welcoming.
Another simple trick is to make sure your light bulbs have a consistent color throughout the home. Mixing bright white, yellow, and blue-toned bulbs can make rooms feel disconnected. Mirrors can also help reflect natural light and brighten up darker spaces.
And donāt forget to clean your light fixtures and bulbs! Itās a small detail, but clean fixtures look better and can help your rooms feel

A Mesa couple purchased their home in 2014 next to a vacant lot. They said they relied on the neighboring lotās designated ābuilding envelopeāāthe area where construction was permittedāand later made substantial backyard improvements expecting a future home to stay within that area.
In 2023, a new owner purchased the vacant lot. The following year, the owner obtained approval from both the HOA and the City of Mesa to move the building envelope uphill, improving the view for the proposed home.
The couple sued to stop construction. They alleged the planned home would obstruct their views, reduce their privacy, and decrease their propertyās value by $300,000.
On August 28, 2026, the Arizona Court of Appeals affirmed dismissal of their private nuisance claim. The court held that the anticipated loss of views and privacy, under these circumstances, did not establish an actionable nuisance. Another key detail: the HOAās governing documents allowed building envelopes to be modified, so the original location was not guaranteed to remain unchanged.
When a view is part of what youāre paying for, investigate what legally protects it. Review recorded restrictions, easements, HOA rules, and neighboring development approvalsāincluding the process for changing them.
The view you fall in love with today may depend on property you donāt own.

Experience matters. I recommend working with a full-time real estate professional who is actively involved in the industryānot someone doing real estate on the side. Ask about their experience, their approach to pricing and marketing, and how they will communicate with you throughout the transaction.

š Tucson Housing Market ā August 2026
Tucsonās housing market is looking more balanced and buyer-friendly than it has in years.
š Prices are mostly flat to slightly down
š” Inventory remains relatively tight
ā³ Homes are taking longer to sell
š° Buyers have more negotiating power
š Sale prices are averaging around 98% of asking
š Mortgage rates around 6.6% continue to pressure affordability
The big takeaway: This isnāt a housing crashābut itās no longer a sellerās market either. Well-priced homes are still moving, while overpriced homes are sitting and seeing price reductions.
For buyers, this could be a good window to negotiate price, closing costs, repairs, and/or rate buydowns.

Unfortunately, deed fraud is a real concern and it isn't going away. A fraudster can use forged documents or impersonate a property owner in an attempt to transfer or sell property they don't own. Vacant land, second homes, and properties without a mortgage can be particularly attractive targets because fraudulent activity may be less likely to be noticed quickly.
Arizona recently enacted additional protections aimed at making this type of fraud more difficult, including stronger identification requirements, thumbprints for notarization of many real estate documents, and increased criminal penalties for recording fraudulent documents.
But thereās also something homeowners can do themselves.
Pima County offers a FREE Fraud Notify service that can alert you when a document containing your registered name is recorded with the County Recorder. It doesn't prevent someone from attempting fraud, but it can give you an early warning that something may be wrong.

For most buyers, there probably isn't one magical āperfectā house. Thereās the house that checks the important boxes, fits your budget, works for the way you actually live ā and feels like somewhere you can see yourself being happy.
Itās easy to get distracted by things like paint colors, fixtures or someone elseās furniture. Those can change. Location, layout, lot, neighborhood and the basic bones of the house are a lot harder to change.
My advice? Know your must-haves, know where you're willing to compromise, and don't let the search for perfect cause you to overlook something really good.
The right home doesn't have to check every box. It needs to check the ones that matter.
