One thing I see every day as a real estate broker: buyers and sellers feel stuck, and it’s more than just numbers on paper. Higher mortgage rates are making many think twice about moving forward—monthly payments just don’t add up the way they used to, so more buyers are hitting pause. At the same time, pending sales are losing steam, a sign that fewer house hunters are ready to make offers. On the flip side, those who locked in lower mortgage rates in the past aren’t eager to let go of their current loans, meaning fewer homes are being listed. What we’re left with is a true housing stalemate: buyers are searching for affordability, sellers are hesitant to trade up their good rates, and overall market activity remains slow. Having navigated many cycles in my nearly 10 years of real estate, I’ve learned the importance of strategy and timing—especially for families and investors looking to make a smart move in a challenging market.

More Homes Hit the Market as Demand Cools
This month’s real estate numbers tell a story I see playing out with many of my clients: More homes are coming to market, but demand is taking a breather. In the four weeks ending August 23, new US listings ticked up 0.4% and total homes for sale rose 0.5%—the highest inventory we’ve seen since early Q2. Yet pending home sales dropped 1.1% to a six-month low as high housing costs kept many buyers on the sidelines, even as choices expanded nationally.

The median US sale price now stands over $400K (up 1.9% from last year), with average mortgage rates hovering around 7%. These numbers mirror what I experience daily as a broker: rising inventory and softer demand are giving buyers more negotiating power, from price reductions to concessions, especially for homes that have been on the market several weeks. For sellers, realistic pricing is crucial—chasing last year’s numbers just isn’t the winning strategy right now.
