One of the biggest housing bills in decades is now officially law.
The 21st Century Road to Housing Act isn't about lowering mortgage rates. It's about tackling one of the biggest reasons homes have become so expensive: there simply aren't enough of them.
The goal is to make it easier and less expensive to build homes by:
• Streamlining the building process
• Expanding financing for manufactured and modular homes
• Improving access to smaller mortgages
• Encouraging communities to reduce barriers to new housing
• Limiting some large institutional investors from buying single-family homes
Will this suddenly make homes affordable? No.
Building enough homes to catch up with demand will take years. But this is one of the biggest federal efforts we've seen to address the housing shortage instead of just treating the symptoms.
My takeaway: The conversation is shifting. Instead of waiting for mortgage rates to solve affordability, there's finally more focus on increasing the number of homes available. That's good news for future buyers, even if the impact won't happen overnight.

What can we expect from the housing market during the second half of 2026?
The first half of the year tested everyone's patience. Mortgage rates stayed higher than many hoped, affordability remained a challenge, and plenty of buyers and sellers decided to wait.
The second half of the year could look a little different.
Nationally, experts expect mortgage rates to ease if inflation continues cooling. They're also forecasting home prices to finish the year modestly higher, with more buyers returning to the market as confidence improves.
Here in Tulsa, we're already seeing some encouraging signs.
🏡 Inventory has grown, so buyers have more homes to choose from.
🏡 Well-priced homes are still selling, while overpriced homes are sitting longer and often need price reductions.
🏡 Buyers have a little more negotiating power than they did a few years ago, but sellers are still getting strong prices when they price their homes correctly from the start.
I don't see a booming market or a crashing market. I see a healthier, more balanced one.
That's good news for buyers because they have more options and more room to negotiate. It's also good news for sellers because demand is still there—pricing and presentation just matter more than ever.
National headlines can tell part of the story, but real estate is always local.
