A new chapter for the National Association of Mortgage Brokers begins on stage at NAMB National.

Mortgage brokers got some welcome news today.

Fannie Mae and Freddie Mac announced a temporary policy exception for lenders that can't meet the November 2 UAD 3.6 appraisal mandate. Lenders that need more time can keep submitting UAD 2.6 appraisals through May 19, 2027.

Thank you to FHFA Director Bill Pulte for making this happen. A smoother transition means fewer delays, fewer surprises, and better service for borrowers.

What brokers should know:
✔ If your lender or aggregator is ready for UAD 3.6 by Nov. 2, nothing changes.
✔ If they aren't, they must request the exception from each GSE they sell to.
✔ From March 1 to May 19, 2027, loans delivered with UAD 2.6 appraisals lose certain rep and warrant relief, so moving to 3.6 sooner is the safer path.
✔ UAD 2.6 support ends completely on June 28, 2027.

Ask your wholesale partners now which path they're taking, and plan your appraisal orders around it.
