The Fed just raised rates a quarter point, and if you’re buying right now your first thought is probably “great, now I wait.”

Here’s the part nobody talks about. Higher rates push buyers out of the market. Fewer buyers means less competition for the ones who stay in.

If you’re actively looking, this might be exactly the moment to get out there and negotiate. Fewer buyers for sellers to choose from means more room to work with on price and terms.

How my mahjong group actually came together.

One of these women was a client of mine. Now she’s a close friend and one of my biggest cheerleaders.

One I met through my daughter’s sleepaway camp.

One started as a friend of one of the other moms.

None of it was planned. That’s kind of how the best friendships in this town happen.

Even up in Maine this summer, while on vacation, I found my people.

Mahjong apparently crosses every zip code and every generation, this group has about 30 years on me and does not play around.

It may be my most competitive two hours, but with these gals, it’s also the most fun and relaxing!

Before you list, walk your own house like a buyer would.

Stand at your front door and really look. Open the closets you’ve been avoiding. Check the rooms you don’t use much anymore.

Buyers notice everything in the first thirty seconds. Might as well notice it first.

Did all the work to create this and then I forgot to post on the first day! So the first day was actually last week…

That first quiet morning after drop off, I take a deep breath and I mean it.

Backpacks packed, alarms set, and after a summer of chaos, everyone’s finally back in a routine.

There’s a reason I love this time of year for another reason too. It’s kind of the real estate version of a new year. All the people who spent the summer thinking about a move tend to actually start moving on it once school’s back in session.

The Loring Fun Run did not care that it poured all morning.

Neither did the kids.

Every Sudbury school hosts a Fun Run at the end of the year where students get sponsored for every lap they run around the field. All of the money goes straight back to the school and PTO.

Loring raised $18,000 this school year alone.

Every year I am proud to sponsor and provide every kid with a Loring-color drawstring bag plus my Sudbury school calendar for the parents to take home.

And just to make it a little more storybook - the moment the run ended, the clouds parted and the sun came out.

That’s Sudbury for you.

This is exactly how buyers lose houses in our market right now.

Losing offers: Take three days to “think about it.” Ask for everything in the inspection. Submit offers after the deadline date and time. Wait for the perfect interest rate.

Winning offers: Respond same-day with thoughtful questions that show interest. Know what’s actually worth negotiating. Get pre-approved before they even look.

Understand that timing matters more than perfection.
The difference between losing and winning is smaller than you think. It’s usually just speed and strategy.
