This is a real photo from one of my inspections. That's an outdoor AC unit with a hole rusted clean through the grille. Not a small nick. Not a little wear. A full rectangular gap, rust everywhere, and a unit that has clearly been through some things.

Here's why it matters: the grille on an AC unit isn't just for looks. It protects the fan, the coil, and the internal components from debris, animals, and damage. When it's compromised like this, you're one bad storm or curious critter away from a much bigger repair bill.

A home inspection catches things like this before they become your problem after closing.

What if this was in your bathroom? 😬

No cover plate on an electrical outlet. In a tiled, wet area. This is a real photo from one of my inspections.

It's easy to overlook something like this during a showing. But a missing cover plate on an outlet means live electrical components are exposed to moisture, hands, cleaning sprays, and anything else that ends up near your sink or shower. That's a safety hazard that's completely fixable but only if someone catches it first.

This is the kind of thing that shows up in a thorough inspection report. Small detail, real risk, easy fix.

Is your foundation falling apart? 🏠

This is a real photo from one of my inspections. What you're looking at is a block foundation wall where one of the blocks has shifted and pulled away from the rest. It's not just cosmetic.

Block foundation walls are designed to hold the weight of the entire home. When blocks start to crack, shift, or separate, it can mean water is getting in, soil pressure is building up on the outside, or the wall is slowly losing its ability to do its job.

Here's the good news: catching it early makes all the difference. A small crack or a shifted block addressed now is a much easier fix than waiting until things get worse.
