Everything I know about building winning teams, I learned in team sport.
As a player. As a coach. And to this day, as a competitor — because I never stopped.
Before real estate, rugby was my classroom. I coached at every level of the game — schools, club, provincial rugby at Griqualand West, and later at the PUK Rugby Institution in Potchefstroom. From schoolboys learning to tackle to seasoned provincial players, the lessons were always the same. People think coaching and business are different worlds. After 25 years of building real estate teams, I can tell you — it's the same job.
1. Selection is everything.
The best coaches don't pick the 15 most talented players. They pick the 15 that fit together. I've seen teams full of stars lose to teams full of heart. Hiring is no different — I'll take attitude and work rate over raw talent every time. You can coach skills. You can't coach hunger.
2. Belief is non-negotiable.
When I selected a player for a position, it was because I believed in him. When I appoint an agent, it's because I believe in them. But here's the deal: now I expect them to believe in themselves. Because if you can't believe in yourself, how can you trust your teammate next to you? How can you trust the combination? How can you trust your coach? Self-belief isn't arrogance — it's the foundation every winning team is built on.
3. The game plan matters — until the first tackle.
Every team runs onto the field with a plan. Then the opposition does something you didn't expect. Champions aren't the teams with perfect plans; they're the teams that adjust fastest. Same in business. The market shifts, the interest rate moves, a deal collapses. Adapt or lose.
4. Halftime is a leadership moment.
When you're 15 points down at the break, your team doesn't need a rant. They need clarity: here's what's not working, here's what we change, here's why we'll win. I've used that same halftime talk in tough markets more times than I can count.
5. The scoreboard doesn't lie.
Rugby taught me to love the scoreboard. It's honest. It doesn't care about excuses, effort or intentions — only results. That's why sales suits people with a sportsman's mindset. Commission isn't a salary. It's a scoreboard.
6. Nobody remembers the coach. They remember the team.
The greatest satisfaction isn't your own trophy. It's watching a player — or an agent — achieve something they didn't believe they could. That's the real job: building people who go further than you did.
Look at the photos. A quarter of a century between them.
The jerseys changed. The scoreboard changed. The job never did.
Today my field is the Overberg, my team wears Seeff colours, and the season never ends.

Never be average.
Average is the most dangerous place to be.
Not because it's a failure — but because it's comfortable. Average pays the bills. Average keeps the lights on. Average lets you sleep at night telling yourself "at least I'm doing okay."
And that's exactly the trap.
Nobody sets out in life dreaming of being average. No child says, "One day I want to be mediocre." Yet somewhere along the way, most people settle. They stop pushing. They start blending in.
In 30 years of building businesses, I've never once seen average win.
Average agents wait for the phone to ring. Top agents make it ring.
Average people do what's expected. Winners do what's required — and then some.
Average says "that's good enough." Excellence asks "how can this be better?"
Here's the hard truth: the market doesn't reward average. Your clients don't remember average. Nobody refers average. Average gets forgotten the moment you walk out the door.
And the gap between average and exceptional? It's smaller than you think.
It's the extra follow-up call when everyone else has gone home.
It's preparing properly when others wing it.
It's saying "I'll find out" instead of "I don't know."
It's showing up on the days you don't feel like it.
Small disciplines, repeated daily, compound into an extraordinary life. Small compromises, repeated daily, compound into an average one.
Same 24 hours. Same market. Same challenges.
The difference is a decision — one you make every single morning:
Will I be average today, or will I be exceptional?
You don't need permission. You don't need perfect conditions. You just need to decide.
Be so good they can't ignore you. Never, ever settle for average.🔥

"I don't have time."
I hear it almost every day. And every time, my answer is the same:
You have exactly the same time as everyone else. 24 hours. 1,440 minutes. Nobody gets more. Nobody gets less.
The person building various companies and the person who "can't get anything done" wake up to the same clock.
So let's call it what it is: "I don't have time" is the biggest lie we tell ourselves.
The truth? It's not a time problem. It's a priority problem.
I see it especially in sales. Everyone is "busy." Phones ringing, inboxes overflowing, diaries packed, many coffee and smoke breaks. But the reality is being busy is not the same as productivity. The real question is: are you busy with the right things?
Because here's what separates the top performers from the rest:
They know how to say NO. No to the meeting that could have been a message. No to the task that feels urgent but isn't important. No to everything that doesn't move the needle.
There's an old saying I've found to be true my whole career: Give a task to a genuinely busy person, and it gets done. Why? Because busy people who deliver have mastered one skill — ruthless prioritisation.
And here's the maths that should scare you:
Waste just 3 hours a day — scrolling, mindless TV, empty busyness — and after one year you've lost more than 1,000 hours. That's over 40 full days. Gone, forever...
Think what you could build with 1,000 focused hours. A qualification. A business. A transformed career. A stronger body. Deeper relationships.
Because the real problem is not time. It's a lack of respect — respect for time.
An hour lost today can never be recovered. That hour is gone forever. But here's the good news: it's never too late to start respecting time.
Think about it. How do some people manage to study, build a business, work, stay fit, invest in their relationships — and make it all work? While others struggle to get even one of those right?
Same 24 hours. Different choices.
After 30 years of building businesses, I've learned this: time management doesn't exist. Only priority management does.
So the next time you catch yourself saying "I don't have time," stop and rephrase it honestly:
"It's not a priority for me.
If that sentence stings — good. That's where change starts.
Respect your time. Prioritise what matters. And then — JUST DO IT...

In 1996 I started my first business. No manual, no mentor — just a conviction that I wanted to build my own path.
Thirty years later, 25 of them in real estate, I sat around a fire last night with friends and Seeff licensees and realised... the entrepreneurial journey never ends. It only changes shape.
Around that fire was more than 125 years of combined real estate experience. No agenda, no presentations, no decision-making. Just owners talking honestly about the realities of building a business — the mistakes, the breakthroughs, the nights you wonder whether it's all worth it, and then the moments of truth... it was all worth it.
Over the years I've owned several licenses in different markets, served on the National Boards, and survived the relentless South African economy and a tough business environment.
But what still drives me after all these years is the same thing that made me start in 1996: the opportunity to build something. Something that didn't exist before.
What also struck me last night is that true entrepreneurs are not competitors around a fire. We shared what works and what doesn't. We spoke about technology, about the changing needs of the consumer, about the future of the estate agent — and about the big opportunities coming for those willing to adapt.
After nearly three decades of building businesses, I've learned one thing:
You don't build a business alone. You build it with people who understand the journey.
The market is changing. Technology is changing. Our clients are changing — but the entrepreneur in me is just as excited as in 1996.
