Ontario New Housing Shows Optimism
Ontario’s new housing sector is showing encouraging signs of renewed momentum. Recent government actions have sparked increased home sales and a steady flow of new projects being proposed and enrolled, which is always a positive indicator for our market. If you’re curious about how construction trends unfold, enrolment activity offers a useful early glimpse—builders must qualify and enrol units before breaking ground, so it’s one of the first signals I watch when advising clients on new opportunities.
Despite this optimism, it’s important to acknowledge the broader economic context. Insolvencies in Ontario’s residential real estate sector remain higher than usual, which means buyers still face some underlying risks. For those considering a new freehold home, remember: enrolling within 45 days can qualify you for up to $100K in deposit protection and early access to warranty support—a detail I always highlight for clients looking to maximize their security and peace of mind.
The outlook for the rest of the year remains hopeful: we’re anticipating a stronger rebound, a wider selection of quality homes, and improved affordability. As always, my focus is on strategic advice and safeguarding your interests at every stage of the process.
Toronto Starts Fall Short of Target
Toronto's housing starts have dipped 10% compared to last year—a signal that construction activity has slowed in our city’s core. As someone who’s spent over 15 years advising buyers, sellers, and investors across the GTA, I’m always watching these numbers closely. Currently, Toronto is tracking 37 building permits for about 6,600 condominium apartment units where shovels haven’t hit the ground yet. While this pullback may raise some eyebrows, it’s important to remember that many of these projects had their pre-sales well before today’s market cooled. Housing-start data often lags what’s really happening because of the long journey from planning to pre-sales, permits, and then actual construction. So, the headline numbers might not tell the full story—some of the condos in the pipeline could still break ground soon as projects move forward. For my clients, understanding these cycles is key to making informed decisions, and I’m committed to bringing clarity and strategy to every move in our market.

Home affordability improves in 10 of 13 Canadian cities in July
In July, improved home affordability was seen in 10 of 13 major Canadian cities, thanks to falling home prices and a slight dip in mortgage rates. Notably, Vancouver experienced the largest income drop, but discounted fixed-rate mortgages below 4% are still available in the market. With over 15 years guiding buyers, sellers, and investors in the GTA, I keep a close eye on shifts like these—because understanding the numbers is key to strong, transparent strategy and negotiation. Being aware of these trends can help you make informed decisions as you navigate your options in today’s real estate landscape.

New report suggests HST rebate continues to boost single-family new home sales across GTA
July brought a remarkable surge in new single-family home sales across the GTA, with numbers tripling to 781 units. This uptick was largely fueled by the continued impact of the HST rebate, making a significant difference for buyers entering the market. Prices for single-family homes adjusted downward by 8.5% to $1.36M, while condo sales saw a modest increase but remain subdued, with prices edging up 2.5% to $1.05M. Current inventory stands at 18,546 units, offering buyers more options. Drawing on over 15 years of real estate expertise in the GTA, I’ve seen firsthand how policy shifts like the HST rebate can shape opportunities for both homebuyers and investors. Navigating these changes with a strategic approach and a clear understanding of the market is essential to making informed decisions that protect your best interests.

GTA Market Cools as Prices and Sales Ease
As someone who has worked closely with buyers, sellers, and investors across the GTA for over 15 years, I’m always watching the numbers for early signs of market shifts. In Early-Q3, the Greater Toronto Area saw approximately 6,000 home sales—down about 1% year-over-year after a stretch of annual gains, but still up 3% compared to the previous month. The average selling price hovered around $1 million, with the typical-home benchmark dipping roughly 5% from last year. This means buyers have maintained the upper hand on pricing across many GTA neighbourhoods.
When we break it down by housing type, detached sales managed a modest 1% annual rise, while semi-detached, townhouse, and condo apartment sales softened or stayed flat. What really stands out, though, is supply: new listings dropped to about 14,500 (an 18% decline year-over-year), and active listings fell 12% to roughly 26,100—meaning fewer fresh choices for buyers.
With sales now making up a greater share of available listings, we could see negotiations shift if supply continues to tighten. If buyer and seller confidence returns, this might help stabilize prices and create more balanced conditions. My role as a Real Estate Negotiation Expert is to keep clients informed and prepared as the ground shifts, always focused on strategy and transparency to protect your best interests.

HST rebate continues to boost sales of new single-family homes in GTA but condo segment remains sluggish: report
I’ve always believed that informed strategy and transparency are crucial for navigating our dynamic GTA real estate market. A recent report shows just how much targeted policy can influence outcomes: in Q2 2026, the enhanced HST rebate—now up to $130,000—helped propel new single-family home sales in Ontario up by an impressive 130%, reaching 8,410 units. While this momentum is clear in the single-family segment, the condo market continues to lag behind. Beyond the numbers, these sales have supported 17,300 construction jobs and safeguarded $2.8 billion in GDP, along with $1.4 billion in government revenue. As someone who’s guided many clients through the intricacies of new home purchases, I see firsthand how the right incentives can make a real difference in both personal goals and the broader economic picture.

Toronto Affordability Gains in Q2 2026
Toronto’s housing affordability took a notable turn in late Q2 2026. We saw a ~2.5-point improvement in affordability, driven not by easier mortgage financing, but by a ~4% drop in the city’s representative home price. With the payment-to-income ratio now hovering near 68%, it’s clear that softer pricing—rather than fluctuating mortgage rates—has begun to create more favourable conditions for buyers. Looking ahead, mortgage rates aren’t expected to offer much additional relief in the coming year, which means that factors like income growth and stable pricing will play a bigger role in shaping affordability. With over 15 years of experience in Toronto real estate, I’ve seen firsthand how quickly market dynamics can shift, and I continue to focus on strategy and transparency to help my clients navigate these changes with confidence.
Happy Labour Day!

Falling home prices drive record 10th straight quarter of affordability gains
We've just seen housing affordability improve for the 10th consecutive quarter—a notable milestone in our ever-changing real estate landscape. With home prices coming down, they've managed to offset the impact of rising mortgage rates, bringing average payments to 51.1% of median income. While this is encouraging for many, Vancouver still stands out as the least affordable market. As someone who has guided buyers, sellers, and investors across the GTA for over 15 years, I know that true affordability isn’t just about current numbers—it’s about sustained income growth and careful management of price trends. Navigating these shifts requires both transparency and a well-crafted strategy to ensure your interests are protected.
