The down payment gets plenty of attention, but it’s not the only cash needed to close on a home.
From land transfer tax and legal disbursements to title insurance, adjustments, and potential HST on new construction, closing costs can add thousands to the amount needed to complete a purchase.
For properties within the City of Toronto, buyers may be responsible for both provincial and municipal land transfer taxes. Eligible first-time buyers may qualify for available rebates, but eligibility should be confirmed before closing.
Understanding the full financial picture early makes it easier to plan with confidence and avoid surprises on closing day.

Ontario just rewrote the eviction and late-rent playbook, and most people won’t hear about it until it’s too late. 🏠⚖️
Here’s what’s actually changing on September 21, 2026 (plus one Mississauga-only rule starting September 1):
📌 N4 notice for missed rent: 14 days → 7 days
📌 “Persistent late payment” now has a real definition (3x late in 6 months)
📌 Tenants may need to pay 50% of arrears before raising issues at a hearing
📌 N12 move-in evictions: 120 days’ notice can waive the 1-month compensation
📌 New 60-day rule to prove a move-in eviction was genuine
📌 Renovation (N13) evictions now require written updates + a guaranteed right to return
📌 Mississauga landlords also need a City licence for renovation evictions

🏡 How much do you REALLY need for a down payment in Ontario?
Many buyers think they need 20% down to buy a home… but that’s not the case.
Here’s how the minimum down payment works:
💰 Homes up to $500,000
➡️ Minimum 5% down payment
Example:
A $500,000 home = $25,000 minimum down payment
💰 Homes between $500,000 and $1.5 million
➡️ 5% on the first $500,000
➡️ 10% on the remaining amount above $500,000
Example:
A $1.1 million home:
• 5% of the first $500,000 = $25,000
• 10% of the remaining $600,000 = $60,000
✅ Total minimum down payment = $85,000
🏠 Homes $1.5 million and above
➡️ Minimum 20% down payment required
Remember, your down payment is only one part of the cost of buying a home.
You should also plan for additional closing costs, which may include:

⚖️ Lawyer fees
📄 Title insurance
🏠 Home inspection and other property related costs
