You’ve probably heard, “You don’t need any money to buy a house.”

Well… there’s some truth to it, but there’s also a BIG myth! 👀

YES, there are programs available that can help with your down payment and even your closing costs. We may also be able to negotiate with the seller to pay some or even ALL of your allowable closing costs.

BUT… 👇🏾

🚨 You will likely still need some money out of pocket!

Here are a few expenses you need to be prepared for:

🔹 Appraisal
🔹 Home Inspection — and I don’t care if it’s a brand-new build, I will ALWAYS recommend you get an inspection! 🏠
🔹 Earnest Money Deposit (EMD) depending on the contract, you may not always have to pay one.

The appraisal and inspection are expenses you should be prepared to pay for yourself.

So PLEASE don’t get blindsided by the statement, “You don’t need any money to buy a house.”

You may not need a huge amount of money for your down payment and closing costs, but you should still be prepared for some out-of-pocket expenses throughout the home-buying process.
